Building Permit Application ![]() This form is required for all residential building projects along with specific site and project data. |
Site Plan![]() Draw site plan to scale, not less than 1-inch=100-feet, show all property corners, existing and proposed structures, adjacent roads, all storage tank locations, all easements, utility locations, and north arrow. The site plan may incorporate the erosion, pollution, and stormwater control requirements of a site development permit. This combined plan is sometimes referred to as an abbreviated plan or stormwater site plan. |
![]() The Washington State Department of Labor and Industries must approve all structural alterations prior to County review. |
Proof of Ownership ![]() A contract or bill of sale/Title with make, model number, serial number, and size is required before an application can be accepted for the placement of a manufactured or mobile home. |
Site Development Permit![]() Placement of a modular home on a lot that has never been built on before will require a Site Development Permit. Replacing an existing modular home does not typically require a Site Development Permit. The purpose of this permit is to assure that the applicant controls erosion, pollution, and stormwater runoff during and after construction. County engineering staff review site development permit applications for conformance with the County's regulations. County inspection staff inspect during construction for proper implementation. The permit application fee covers the cost of review and inspection. |
Driveway Approach Permit ![]() A Driveway Approach Permit is required for: a new driveway approach that connects to a public road, an existing driveway approach that was never permitted or built to County standards, and to modify or rebuild an existing driveway approach. Emergency Vehicle Access ![]() Clearly identify emergency vehicle access on the site plan. Requirements: 15' wide when serving one home; 18' wide when serving more than one home. Pierce County Code Table 17C.60.150-1 calls out EVA width. |
Fire Flow / Water Availability ![]() If lot size is less than an acre in size, the water purveyor must sign a certificate of water availability. |
Fire Flow Credit Checklist (over 5,000 square feet) Fire Flow Credit Checklist (under 5,000 square feet) ![]() If lot size is one acre or more, or there is no fire flow available, submit a Fire Flow Credit Checklist to show how 100% credits will be achieved. |
On-Site Water (Well) Application![]() Water source approval includes drilling and testing of wells. Submit application to the Tacoma Pierce County Health Department for well construction. |
On-Site Sewage Development Application ![]() Submit application to Tacoma Pierce County Health Department for on-site sewage system. |
Drinking Water Availability Letter ![]() Submit application to Tacoma Pierce County Health Department for drinking water source. |
Residential Sewer Service Permit ![]() Sewer work on residential property; single-family, duplexes, and accessory dwelling units, requires review by the County Public Works Department sewer division. |
Construction Drawing - Alterations & Additions ![]() The Washington State Department of Labor and Industries must approve all structural alterations prior to County review. |
Approved Hauler ![]() Only haulers registered by the State of Washington and permitted by Pierce County Public Works with a current and valid license number may move mobile/manufactured homes. Contact the Development Center for a list of approved haulers. |
