Commercial Application Form![]() This form is required for all commercial building projects along with specific site and project data. |

Site Plan ![]() A site plan is required. Draw the site plan to scale, not less than 1-inch = 100-feet, show all property corners, existing and proposed structures, adjacent roads, storage tank locations, easements, utility locations, contours and north arrow. |
Building Construction Drawings ![]() Plans must be drawn to scale, preferred scale is 1/4" = 1'. Dimensions must be noted on the plans. A complete set of drawings include foundation plan, framing plans, floor plans, and cross sections. Drawings for projects in excess of 4,000 square feet, or more than four dwelling units, must be prepared by a licensed architect or engineer. |
Washington State Energy Code Forms ![]() Submit required WSEC Building Envelope, Lighting Summary, and Mechanical Summary forms that apply to your project. |
Fire Flow / Water Availability![]() A certificate of water availability and water system vicinity map must be signed by the water purveyor for fire flow water availability. |
Emergency Vehicle Access![]() Emergency vehicle access (EVA) must be shown on your site plan. EVA is required to be 24' wide and paved to within 150' of all portions of the building. Dead ends that exceed 150' require an approved turn around. See Pierce County Code Table 17C.60.150-1 for EVA regulations. |
Pretreatment Review![]() All commercial businesses proposing to renovate, remodel, expand or occupy existing tenant space, or construct new buildings which will be connected to the Pierce County sanitary sewer system must obtain Pretreatment Review approval prior to being issued a sewer service permit, building permit, or occupying the space. |
Site Development Permit ![]() Most new commercial construction will require a site development permit to ensure that erosion, pollution, and stormwater runoff is controlled during and after construction. |
Driveway Approach Permit![]() This permit is required in the following situations: 1) A new driveway approach is being constructed that will connect to a public road; 2) The project will be using an existing driveway approach that was never permitted or built to County standards; 3) The applicant proposes to modify or rebuild an existing driveway approach. |
Commercial Sewer Service Permit![]() Use this form for any sewer work on commercial property. |
On-Site Sewage Development Application ![]() Submit application to Tacoma Pierce County Health Department for on-site sewage system. Contact Tacoma Pierce County Health Department to determine the level of review for a Remodel Project Requirements, whether a change in use of the property or an addition to a structure. |
Drinking Water Availability Letter ![]() Submit application to the Tacoma Pierce County Health Department for drinking water source. |
Food Plan Review Application ![]() Food plan review is required for all schools, pools, camps and food service establishments. Contact the Tacoma Pierce County Health Department directly prior to submitting this application. Food establishments must be connected to an approved public water system. |
