Short Subdivisions and / Large Lot Divisions
A short subdivision is used to divide land into up to 4 lots in rural areas, or up to 9 lots in urban areas. A large lot subdivision divides land into an unlimited number of 5 acre or larger lots. Preliminary plat approval must be followed by final plat approval before lots are actually created. See Chapter 18F.50 Pierce County Code (PCC). |

![]() State Environmental Policy Act (SEPA) review is required if the project is not exempt. See Washington Administrative Code (WAC) 197-11-800 and Pierce County Title 18D). The original signed form must be submitted with the application. |
Site Plan ![]() Draw site plan to scale. Show all existing property corners, existing structures, adjacent roads, and north arrow. |
Survey and Lot Closure Calculations ![]() Plans must be prepared, stamped, and signed by a licensed land surveyor. Boundary and Lot closure calculations are established by the surveyor. |
Title Report ![]() A title report is prepared by a Title Company. The report reveals various liens, encroachments, easements and anything else recorded against the property. The report submitted must not be dated more than 30 days prior to submittal. |
Health Department Plat Application ![]() Tacoma Pierce County Health Department applications that are submitted in conjunction with a plat application are reviewed and approved by the Tacoma Pierce County Health Department. |
Drinking Water Availability![]() A letter, signed by the water purveyor, stating that water is available to serve the proposed uses. If water source is from wells, well site inspection application is required with the Tacoma Pierce County Health Department. |
Master Application![]() A form completed by an applicant that provides an overview of the project. |
