Single-Family Wetland Certification



Use this process when you are building a single-family home and a wetland specialist can certify that there are no regulated wetlands within 315 feet of the project area, or that all regulated activities associated with the dwelling will occur outside of the standard buffer of any identified wetland.

Wetland Verification



Use this application when Pierce County records indicate you may have wetlands within 315 feet of your site, but you are confident there aren't any wetlands, or that your project will avoid all wetlands and buffers. Either a Pierce County wetland biologist or a private wetland consultant can perform the verification. If prepared by a private consultant, Pierce County will review the verification documentation.

Field Visit


You may request this review by Pierce County when you have a parcel of 5 acres or less and would like an overview of wetland conditions on the site. You may want to request this review prior to purchasing a property. This is not a delineation.

Wetland Delineation Report



Use this application when your site contains a wetland or buffer, and regulated activities will occur within either. A Pierce County wetland biologist or a private wetland consultant can complete the delineation. If prepared by a private consultant, Pierce County will review the delineation report.

Categorization, Delineation, & Non-Compensatory Mitigation Plan



Use this application when your site contains a wetland or wetland buffer, when regulated activities will occur within either, and when mitigation is necessary to offset impacts. A Non-Compensatory Mitigation Plan is used when there are buffer impacts but no wetland area is filled.

Compensatory Mitigation Plan



Use this application when there are known impacts to a wetland from a single-family project or an agriculture use. The plan, prepared by a private wetland consultant and reviewed by Pierce County, proposes mitigation for wetland loss. Submit this application after approval of a Wetland Delineation Report.

Non-Compensatory Mitigation Plan



Use this application when there are known impacts to a wetland buffer from a single-family project or an agriculture use. The plan, prepared either by a Pierce County wetland biologist or by a private wetland consultant and reviewed by Pierce County, proposes mitigation for wetland buffer impacts. Submit this application after approval of a Wetland Delineation Report. A Non-Compensatory Mitigation Plan is used when there are buffer impacts but no wetland area is filled.

Wetland Variance



Use this application when you wish to reduce a buffer or other requirement below what is allowed by Code. Through the public hearing process, the Hearing Examiner determines whether or not to grant the variance based upon specific criteria (see required findings).

Wetland Reasonable Use Exception



Use this application when you feel that Pierce County wetland regulations remove the reasonable use of your property. Through the public hearing process, the Hearing Examiner determines whether or not to grant the Reasonable Use Exception based upon specific criteria (see required findings).
