Wetland Review: All Other Projects

Wetland Analysis Report


Use this report when you are proposing to develop your property with a commercial use (anything other than a single-family house or an agriculture use), or divide it. The report, prepared by a private wetland consultant and reviewed by Pierce County, will analyze impacts from the proposed development on the wetland(s) and will determine the category and boundary of the wetland and the size of the buffer.

Compensatory Mitigation Plan


Submit this plan when there are known impacts to a wetland. Prepared by a private wetland consultant and reviewed by Pierce County, it proposes mitigation for wetland loss due to a commercial project.

Non-Compensatory Mitigation Plan


Submit this plan when there are known impacts to a wetland buffer. Prepared by a private wetland consultant and reviewed by Pierce County, it proposes mitigation for wetland buffer impacts due to a "commercial" project.

Wetland Verification


Use this application when Pierce County records indicate you may have wetlands within 315 feet of your site, but you are confident there aren't any wetlands, or that your project will avoid all wetlands and buffers. Either a Pierce County wetland biologist or a private wetland consultant can perform the verification. If prepared by a private consultant, Pierce County will review the verification documentation.

Field Visit


You may request this review by Pierce County when you have a parcel of 5 acres or less and would like an overview of wetland conditions on the site. You may want to request this review prior to purchasing a property. This is not a delineation.

Wetland Variance


Use this application when you wish to reduce a buffer or other requirement below what is allowed by Code. Through the public hearing process, the Hearing Examiner determines whether or not to grant the variance based upon specific criteria (see required findings below).

Wetland Reasonable Use Exception


Use this application when you feel that Pierce County wetland regulations remove the reasonable use of your property. Through the public hearing process, the Hearing Examiner determines whether or not to grant the Reasonable Use Exception based upon specific criteria (see required findings below).
