Although Edgewood is thought of as a small town even by its residents, Edgewood is actually one of the larger cities in Pierce County, with a population of more than 9,600 residents and an area spanning almost 9 square miles.

The average residential lot size is roughly 1/2 acre, which provides open space and land for raising livestock and large home gardens.

While surrounding cities are heavily developed, Edgewood is a golden opportunity for new development due to the large parcels and availability of vacant land. In the city's commercial zone along the Meridian Corridor alone there are approximately 250 acres available for development.

The city is pursuing development of a town center, featuring 60 acres of zoned commercial land and another 100 acres for new residential units.
