Request:     Subdivide 105 acres (70.97 net acres) into 373 residential lots and dedicate 30.25 acres to recreational space with 1.61 acres designed for active recreation. The plat includes 24.55 acres dedicated to wetland and wetland buffer preservation. The subject property is zoned Moderate Density Single-Family (MSF), requiring a minimum density of 4 dwelling units per acre and a maximum density of six dwelling units per acre when connected to public sewer. The proposed density is 5.25 dwelling units per acre. The smallest lot size proposed is 4,855 sq. ft. with an average lot size of 5,260 sq. ft. Tacoma Public Water, Pierce County public sewer, and Puget Sound Energy will serve the lots. The site is located south of Cascadia Blvd. E., and north of 160^th St. E., in Council District #1.
