1. How can I obtain a 'burn letter' for the bank which states I can replace my structure if it's burnt or otherwise destroyed?

In order for staff to provide a letter stating the existing use can continue on the property, or a structure can be built, it is recommended that a site specific letter be written by staff. There is a fee of $450.00 for this service and it can be provided within 5 to 10 working days. In the case of a non-conforming use or structure, a 'Confirmation of Non-Conforming Use' letter can be requested. This requires a more in-depth review of the site and maybe a site inspection. The fee for this letter is $1770.00. In some circumstances staff has provided a copy of a section in the Zoning Code that states the criteria. Some banks have accepted these and others have asked for more information. If more information is desired, then the above two letters can be obtained.

2. What is my zoning?

3. What are the allowable uses in a zone?

4. Can I raise chickens, horses, cows, pigs, dogs, cats, Etc... on my property?

It depends on where your property is located. Zoning regulations impose limitations on the number of poultry/livestock/animals based on lot size and zoning designation.

5. How many vehicles can a person own and park on their property?

There currently isn't a limit of how many non-commercial vehicles a person can own if they have title to the vehicles. The storage of junk vehicles is regulated and enforced by Code Enforcement.

6. What is a principle use versus an accessory use?

Accessory use means a use of land or of a building customarily incidental and subordinate to the principal use of the land or building and located on the same lot with the principal use. 'Principal use' means the primary or predominant use of any lot or parcel. For a complete list of definitions used in the Development Regulations, please see Title 18 Section 18.25.030 Definitions.

7. There is a legal preexisting nonconforming use on a property. Are the new owners allowed to continue the nonconforming use?

A nonconforming use may be continued by successive owners or tenants provided the use is not discontinued for a period of two years. (See PCC 18A.70.100 Discontinuance).
